Wetlands can be defined a number of ways. The first image most people think of when the word wetlands are mentioned is a swamp, bog or marsh. Although these areas do represent wetland environments, the type frequently encountered are the areas that do not exhibit any water whatsoever. These are the wetland areas that are typed and identified by the soil structure and are defined and mapped by soil scientists.


Residential

Unfortunately to many homeowners the term wetlands can evoke a sense of misunderstanding, unknowingness, and even fear. Wetlands are important elements of the environment and should be treated with respect and care. Wetlands have many functions including flood control, biological filtering, stabilizing the ecosystem and providing habitat for wildlife.


As this region becomes populated to its carrying capacity available land becomes smaller and harder to come by. A property that might have been passed on because of the existence of wetlands now becomes a viable opportunity. The only drawback is the requirements involving wetlands and compliance with the regulations as set forth by each municipality.

Also, when property values increase or a family situation changes, the probability of staying in ones home may increase. Those ideas you had early on regarding your property seem like the thing to do now. You might entertain clearing an area to create more lawn, you might add on to your garage to accommodate another vehicle or the idea of expanding for the larger kitchen sounds great. You may get through the building permitting process and even start construction or you may start clearing your property and then all of a sudden a notice shows up saying you are in violation of a wetland ordinance.

The groups of people known as wetland commissions or panels can stop a project in its tracks and even prevent projects from getting started. These regulatory groups are well intentioned. However they are not well versed in terms of walking a resident through the process of what is required. The wetland commission will only give the bare minimum of information. Typically a homeowner does not know how to interpret this or where to turn for help. What do you do?
